Understanding the requirements of the Building Safety Act
On April 28 2022, the Building Safety Bill received Royal Assent and became an Act of Parliament. This landmark Act is set to bring about historical change to building legislation in the AEC industry and contains provisions intended to secure the safety of people in or about buildings.
The new Gateway regime introduced through the enactment of the Act has been fully operational from October 2023 and requires a shift in how we approach all new building projects, not just higher-risk buildings.
The International Centre for Connected Construction and Northumbria University have secured funding from North of Tyne to provide training to the construction sector on this important building legislation. They have partnered with BIM Academy to provide a three half-day training programme delivered by the BIM Academy team to introduce the new legislative requirements for the industry, work with you to understand what implications this has for your organisation, and how you can prepare to meet your obligations.
Day 1 – Introductory CPD Session
A half-day workshop for all attendees, introducing the Act and discussing topics such as:
- Background to the Act, including the Grenfell Tower tragedy, the Hackitt report, and the web of blame.
- The new regime, including an overview of primary and secondary legislation.
- Changes affecting all projects, with a focus on the new principal designer role under building regulations, plus the new duties for clients, contractors, and designers.
- Change affecting high-rise residential buildings (HRRB) only, looking at the Gateway process, registering an existing HRRB, the building safety case, and the Fire (England) Regulations.
- Updates since the registration deadline in October 2023
This workshop will be facilitated in person on 8 February 2024 from 1pm to 5pm at Cooper’s Studios, 14-18 Westgate Road, Newcastle-upon-Tyne, NE1 3NN. Lunch will be provided.
Day 2 – Gateway Review Workshop
- A half-day workshop for all attendees, taking a deeper dive into:
- Gateway 2 on Higher-Risk Buildings
- Gateway 3 on Higher-Risk Buildings
- How to build a safety case, including good practice digital information management.
This workshop will be facilitated in person on 15 February 2024 from 1pm to 5pm at Cooper’s Studios, 14-18 Westgate Road, Newcastle-upon-Tyne, NE1 3NN. Lunch will be provided.
Day 3 – Review Workshop
A half-day workshop for all attendees, work shopping out how to meet the requirements based on whether the organisations fall within the roles of the accountable person (as client / developer), or designer / principal designer (as architect / lead designer). This would include a review of:
- Existing portfolios and HRRB projects
- Competencies
- Processes
This workshop will be facilitated in person on 7 March 2024 from 1pm to 5pm at Cooper’s Studios, 14-18 Westgate Road, Newcastle-upon-Tyne, NE1 3NN. Lunch will be provided.
